Beverly Hills, Texas¶
Beverly Hills is a small, incorporated city in McLennan County, completely surrounded by the city of Waco. It is often described as an "island city" situated west of Interstate 35 and is frequently considered a part of Waco's South Side. It is part of the Waco Metropolitan Statistical Area.

- Population: Approximately 1,874 residents (2020 census); estimated ~1,826–1,847 as of 2025, declining at ~1.12% annually. Population has decreased 1.44% since the 2020 census and is well below the peak of ~2,670 in the late 1970s.

History¶
Beverly Hills was incorporated in the early 1940s (population 237 at incorporation). On June 2, 1958, it became the Town of Beverly Hills, Texas. On September 13, 1993, it was reclassified as a Type A General Law City. As Waco expanded, it eventually surrounded Beverly Hills entirely, leaving it unable to grow its own boundaries.
