Neighborhood Information¶
Parkdale Viking Hills is a large, established neighborhood in western Waco, spanning from the commercial I-35/North Valley Mills corridor on the east to the quiet lakeside streets bordering Lake Waco on the west. The neighborhood is one of the most geographically distinctive in Waco: the eastern sections near North Valley Mills Drive and Richland Mall are dense with shopping centers and retail; the central and western sections feature tree-lined streets of mid-century ranch homes; and the areas nearest to the lake include some of Waco's more desirable residential addresses.
Housing stock consists primarily of medium to small single-family homes and apartment buildings, most built between 1940 and 1999. The current vacancy rate is approximately 21.8% — higher than 89.7% of U.S. neighborhoods — which is partly explained by commercial vacancies in the eastern retail zone and some rental turnover.
Crime Rates¶
Parkdale Viking Hills is considered one of the safer neighborhoods in Waco, rated A- ("Very Safe") by CrimeGrade.org.
- Property Crime: Approximately 16.82 per 1,000 residents per year — lower than the surrounding neighborhoods. The west side of the neighborhood has significantly lower property crime (approximately 3 incidents per year) than the southeast corner (~22 per year), where retail concentration inflates the count.
- Context: Much of the elevated property crime in the southeast is tied to commercial areas where non-residents visit during the day, not residents' homes.
The neighborhood's safety is one of its notable advantages within Waco.
Demographics¶
- Population: Approximately 24,718 residents.
- Median Age: Approximately 39 years.
- Ancestry/Ethnicity: The most common ancestries are Mexican (14.9%), Irish (13.9%), German (13.8%), and English (9.3%). A notable 3.9% of residents speak African languages at home — higher than 98% of U.S. neighborhoods — reflecting a small but distinct immigrant community.
- Household Composition: 23% of households have children; 50% are couples. Average household size is 2.29.
- Income and Poverty: Income is lower than 64.2% of U.S. neighborhoods (lower-middle income). Approximately 34.7% of children live below the federal poverty line — higher than 85.8% of U.S. neighborhoods. 28.3% of the working population is employed in executive, management, or professional occupations.
- Housing Tenure: A mix of owner-occupied and renter-occupied units (contrasting with the overwhelmingly rental Richland Hills neighborhood to the east).
Community Information¶
The neighborhood is served by the City of Waco Neighborhood Engagement program. The Parkdale Viking Hills Neighborhood Association status should be confirmed with the City of Waco's Office of Neighborhood Engagement.
The neighborhood benefits significantly from its proximity to both the commercial amenities of North Valley Mills Drive and the natural beauty of Lake Waco. The Ridgewood Country Club, a private lakefront club established in 1947, serves as an anchor institution for the more affluent western portions of the neighborhood.
What Parkdale Viking Hills is Known For¶
- Lake Waco Frontage: One of the few Waco neighborhoods with direct lake access. The scenic lakeside roads and views of the water give the area a character unlike most of Waco.
- Ridgewood Country Club: Founded in 1947 with an 18-hole course designed by golf architect Ralph Plummer. The course was significantly renovated in 1963 to accommodate the expansion of Lake Waco. The club offers golf, tennis, a marina, pool complex, and fitness center.
- Woodway Park: A public recreational space with walking paths, disc golf, picnic pavilions, and BBQ facilities.
- Mid-Century Architecture: The residential streets feature a well-preserved collection of 1950s–60s ranch-style homes that give the neighborhood a cohesive, nostalgic character.
- Dual Character: The contrast between the lakeside estates and the North Valley Mills commercial strip makes this one of Waco's most varied neighborhoods in terms of lifestyle and land use.
