Sanger Heights, Waco¶
Sanger Heights is a City of Waco recognized neighborhood and one of Waco's oldest and most architecturally significant communities, located in ZIP code 76707. The neighborhood sits just west of downtown and is consistently recognized as the most walkable part of Waco. It is bordered by Cameron Park and the Brazos River to the north, making it one of the few Waco neighborhoods with immediate access to major park land.
The neighborhood is defined by its eclectic mix of Victorian, Queen Anne, Craftsman bungalow, Colonial Revival, and brick Tudor homes — many built in the late 19th and early 20th centuries. The first home in the neighborhood, the Morrow House, was built in 1886.

History¶
Sanger Heights is one of Waco's oldest neighborhoods, with roots extending to the 1880s. The neighborhood takes its name from the prominent Sanger family, well-known Waco and Dallas merchants whose influence extended across Central Texas. The Morrow House, built in 1886, was the first home constructed in the neighborhood. A Folk Victorian home built in 1893 still stands and exemplifies the neighborhood's commitment to historic preservation.
Seley Park, established in 1918, has served as the neighborhood's community green space for over a century, featuring a Victorian-style gazebo that mirrors the architectural character of the surrounding homes.
Calvary Baptist Church was formed in 1928 from a merger of two congregations already rooted in Sanger Heights, and has served the neighborhood for nearly 100 years.
The neighborhood has an active Sanger Heights Neighborhood Association with its own website (sangerheights.org) and a Facebook presence, coordinating community events and neighborhood improvement efforts.

- Cameron Park & Zoo: One of the largest municipal parks in Texas is immediately adjacent to Sanger Heights. Cameron Park Zoo opened the Penguin Shores exhibit in August 2024 ($13.4M, largest penguin colony in Texas) — one of the Top 10 Waco stories of 2024. The zoo celebrated its 30th anniversary in 2024. Gibbon Lake restoration is the next major project (2025).
