University / Baylor Neighborhood, Waco, Texas

University (officially designated the Baylor Neighborhood by the City of Waco) is the residential and commercial district surrounding Baylor University on the southwest edge of downtown Waco. It is one of the most distinctive and dynamic neighborhoods in the city — defined by the 1,000-acre Baylor campus, the Brazos River riverfront, and a dense concentration of student housing, coffee shops, restaurants, and churches within walking distance of each other.

The neighborhood has been undergoing rapid transformation since 2014, driven by Baylor's "Give Light" expansion campaign and the university's riverfront development strategy. The Foster Pavilion (opened January 2024, $212.6M), McLane Stadium, and a planned 20-year downtown riverfront redevelopment plan have made the University Parks Drive corridor one of the most active development zones in Central Texas.
