This is the most significant new residential addition adjacent to the neighborhood in decades and will add density to the Cameron Park area. Cameron Park Zoo — Penguin Shores (2024)¶
While not strictly a neighborhood development, the zoo's $13.4M Penguin Shores expansion (opened August 2024, 22 South African black-footed penguins, largest colony in Texas) has meaningfully increased visitor traffic through the neighborhood's surrounding streets. Zoo attendance nearly doubled in the first three months post-opening.
Gibbon Lake Restoration (2025)¶
The City of Waco and Cameron Park Zoo are partnering to restore the drained Gibbon Lake within the park, returning gibbon and lemur exhibits. Funded through FY 2025 budget via water-fee savings. Adds to the park's ongoing enhancement directly adjacent to the neighborhood.
